                    Affordable at this given time isn't the same as being of good value though, is it? As I've said before, if a litre of milk was suddenly €10 in my local shop, it's still relatively affordable and I wouldn't have to change my level of consumption of milk at all. No relative value, unfortunately!

                    The biggest problem with the opinions expressed in that article is the whole 'prices will rise like a ping pong ball held underwater!!!! BUY BUY BUY BUY BUY before prices go out of sight!!!!' idea - after the market bottoms out, it will more than likely stay flat for the medium-term, assuming the bank's purse strings are still tightened.

                            If I was filthy rich and buying at the very top end I probably would strongly consider it. If I was buying a wreck at the very bottom end for cash in a beautiful location then I could see a reason to do it and the "mistake" could never be too huge. It's the middle ground that is tricky....

                            Anyway myself and Brianmc have just signed a lease on a stunning 4 bed 3 storey townhouse in Citywest for €1500 per month so I'll be sitting it out for another while.

                                    I advised my brother not to buy in 2006 and he did anyway. I advised him to sell for 100k profit in Sept 2008 and he laughed at me as my track record was bad. Now I'm torn between financial advice and the sort of life is too short type advice.....

                                      I think it is the wrong move right now, but wouldn't despair for anyone buying, people buy for different reasons and making an expensive mistake buying your own home isn't the worst thing in the world, is it? There are bigger mistakes that would be far more painful to make, that's for sure - like making the mistake a few years ago!

                                      A mate bought a 2-bed apartment in Firhouse in late 2008, I tried to talk him out of it but couldn't get through to him and there is only so far you should go when arguing such matters with friends (family is different, managed to stop my bro buying an investment apartment in 2007). He is such a nice guy that after the sale was delayed a few months due to problems on the vendor's side, he disagreed with me when I pleaded with him to at least renegotiate the price downwards, as the market has slipped further. He now lives with the GF in her apartment, but is stuck with the 2-bed apartment, which is >€100K underwater at this stage A stone's throw from the apartment are homes like THIS, which is asking less than he paid, and for which you'd be mad to pay more much more than €200K anyhow.

                                                            I'm shocked Long isn't starting tomorrow, we'll surely play a containing game and be looking to hit on the break against a team who absolutely must win, and the one thing a Long/Doyle strike partnership will give us is alot of very direct, very quick counter attacking options with Doyles work-rate and ability to win and hold onto the ball and Longs pace, really really surprised by that decision :/

                                                                        Yeah, he bought it to live in it and not with an IO-mortgage. It is the type of mistake that won't bankrupt him, but will probably cost him dearly in terms of ability to buy a suitable family home with his GF / soon-to-be-wife, as both parties (despite lucky enough to have secure, well-paying jobs) are in negative equity. Lots of similar stories out there, don't want to be one of them in the future, will NOT be buying an apartment whenever I make the leap in 2012 / 2012 / whenever, somewhere livable with a bit of space is the target...

                                                                            I have to say I like it and it is a welcome improvement in the series. The game is a bit slower. Defending is hella tough and more about keeping an overall shape or organization to your team. Double teaming an AI player invariably makes them pop the ball into the space you just left open. Have to say the AI is a lot smarter than before and retains the ball ridiculously well on world class. Another thing on AI I noticed is that if they are a goal down in the 2nd half they push way up the pitch and pressure you. This can lead to some nice counter attack goals or indeed panicky defending and last ditch tackles.

                                                                            I think in general the finishing is easier around the box. Long range goals are easier to score too but lobbing the keeper is trickier. Crossing is tougher and connecting a header on the money is not as simplistic as previously. Free kicks and corners have been made much harder to score from, the latter particularly so. The "revolutionary" collision system brings up some funny animations and ball ricochets but it does make it a little more realistic. On the topic of realism, injuries are more frequent and lifelike too. I've had my pro sprint 60 yards and pull his hamstring which was equally funny and annoying as I was about to score. Refs pull up play and a hop ball is given if a player is badly injured too.

                                                                            I have yet to bother giving online matches a proper crack as I'm playing career mode, leveling up my virtual pro and dossing around with mates. I'll give it a proper bash this weekend for sure. I'm addicted to it already and its ruining my life . So go buy it if you have nothing to do. If you want to be in any way productive or sociable then this is not the game for you
                                                                            Haven't totally locked down the defending yet as I haven't bought it yet and only played a couple of games with some mates.

                                                                            Still undecided about getting back into the online stuff yet. Scored a peach of a goal the other night, friend crosses it from the left hand side and I catch it on the volley about 8 yards out and smashed it in.

                                                                            Haven't seen any of this stuff about players pulling hamstrings or anything yet.

                                                                              on an individual level, it should mean giving up the anchor around your neck house, being quarantined (on a credit basis) for 4-5 years and then getting on with your life. Renting isn't so bad.

                                                                                    Yeah, I've posted about this before but the original owner of the 4-bed townhouse I moved out of in July declared bankruptcy in May and after explaining the circumstances, I'm amazed at the amount of people who are incredulous at his decision or feel like he's embarassed himself by throwing in the towel. He bought the place at the peak of the market for €1.2m, moved out at some stage to up sticks to one of the border counties (guessing due to employment), the house is now worth something close to €500k and he was surely massively subsidising our rent (4 of us were paying a total of €2,100 / month for the place) - he would have been mad NOT to declare bankruptcy IMHO! Went to England to do so, I admire him for facing up to his financial miscalculation and wiping the slate clean. Life's too short, etc etc...

                                                                                            I'd find it difficult to justify buying even if it was on a financial par with renting. Job security ain't what it used to be, people are more mobile than ever, add in divorce rates, etc paying huge transaction costs in order to tie yourself down just doesn't really make sense imo.

I would have the same attidude as you as well very wary about getting debt hugh around my neck managed to make it to 28 with out any bill in my name, this is changed now that im married but these bills are only ESB/Gas/Sky my phone is paid for by the company

                                                                                                      Truth be told if i was a lot better @ poker or could do something my self i would move witht the wife to china, she has a good employment opp when she is qualified in the Hdip in her city cost of living is so much lower and her parents are offering an 3 bed apt in the City centre for nothing, it is really tempting and i haven't ruled it out yet either!!

Renting* should be more expensive then owning if everything else was equal as the flexibility for a mobile workforce is worth quite a bit in terms of earnings potential.


                                                                                                                      *If we had a properly regulated rental market with decent security of tenancy and the escrow of deposits etc then it should be even more so.
